As the popular real-estate industry parlance goes—for a property manager, there are no days off. It is a weeklong chore where the business is open round the clock. If there is an emergency call by one of the residents at midnight, it’s the property manager’s responsibility to address it. Be it micromanaging building repairs, account updates, or managing contractors, it is the property manager who has to keep track of everything going on with the property. When a property manager has to manage multiple properties, time is naturally something they have very little of—which pulls them away from focusing on business growth.
Amid this hectic state-of-affairs, California-based Green Doors is easing the ultra-busy life of property managers by better streamlining their tasks and taking many of their daily to-dos off of their plate. With its cuttingedge property management platform, the company helps them manage an entire portfolio of properties through a single tool. “From handling maintenance coordination, tracking late payments to answering tenant questions, property managers can offload a significant portion of their daily tasks through our platform.
It’s like having an employee doing the work for you.” says Rishabh Rastogi, founder and CEO of Green Doors.
Ushering in the era of Software 3.0, as Rastogi calls it, the company’s state-of-the-art platform is a step ahead of current software. It comes with an industry-first maintenance assistant that is of great help to both residents and property managers. “It’s similar to an Amazon Alexa that is specifically trained around home repairs. It can handle all the communication that would traditionally take place between a property manager and the resident,” adds Rastogi. When a resident faces an issue, they get immediate help from this digital assistant. It guides them through any quick fixes and, if needed, creates a maintenance request in the system. The property manager schedules the repair with their preferred vendor with one click. The platform takes almost the entire flow of maintenance coordination off the property managers plate.
To further elucidate the uniqueness of their solution, Rastogi recounts a time when a New York-based property manager handling 40 student facilities was having a very tough time coordinating maintenance requests. Given that student housing facilities generally require more maintenance than regular housing, most of her days were being devoted to scheduling the repairs and coordinating with vendors. Ever since she transitioned to Green Doors, the maintenance assistant has been taking care of all the essential communication on the property managers behalf. She can now quickly schedule with her vendors, freeing up a significant amount of her time. “Our client has raised her tenant satisfaction and is able to provide faster maintenance service - all while spending less of her time,” states Rastogi.
Setting his sights on the future, Rastogi is looking forward to promoting another industry-leading solution offered by the company. Green Doors Smart Amenities enables residents to reserve a time to use a shared tenant amenity, such as a gym or laundry machine. Unlike other solutions, Smart Amenities does not require hardware modifications or have the high retrofit cost in order to integrate with a property’s amenities. The solution is proving to be a boon, especially in pandemic-ridden times where social distancing has become a norm. “At the same time, we are gearing up to expand globally. Currently operating only in the US, we are making in-roads into Western Europe and Canada before venturing into the Asian market 12 to 18 months down the line,” concludes Rastogi.
